Maximizing The Sales of Your Home

It's important to remember that we have a common goal... to obtain the highest selling price of your home with the most favorable terms. It is important that we work together to determine the best and most realistic selling price for your home.

Home Staging Checklist

There can be a lot of competition when you're selling your home. Through staging, your home can stand out from the crowd, both in person and in photographs. If you take the extra effort to create a sense of elegance, light, and space in your home, more buyers will take notice of your home over your competition.

Highest Priority Tasks

  • Thoroughly clean home -- make sure it's the cleanest it's ever been!
  • Reduce/ remove/ pre-pack extra possessions.
  • Open all window treatments and turn all lights for showing.
  • Remove the artwork and personal photos from the walls of the house.
  • Large art pieces can be used to create focal points at the fireplace, above the sofa, by the kitchen table, over the toilets and beds, etc. This makes your listing pictures look more appealing and calming to the eye.
  • Complete all any handyman tasks.
  • All kitchen counters, bathroom counters, table surfaces, nightstands, and other "flat surfaces" should be cleared off, and items you use daily hidden in cabinets.
  • Replace burned-out and dull light bulbs with bright white light bulbs.

Front Exterior
  • Make sure landscaping looks the best it's ever looked! Add wood chips/ mulch, weed, trim bushes, edge lawn, etc.
  • Power wash or hose off the home, especially near the front door.
  • Wash all windows; remove/ replace any broken screens.
  • Add a new welcome mat if needed.
  • Check all of the outdoor lightning and replace bulbs that are burned out.

2nd Highest Priority Tasks

Kitchen/ Dining Area

Remove everything from the counters, except 2-3 medium-sized plants.

In the dining area, remove everything from the table, except a runner (Target) and a large white orchid or a large bowl of all types of fruit (like lemons). Remove extra chairs.

Reduce items in the pantry, so it's only 1/2 full. Use containers/ baskets to quickly organize your pantry by corralling items together. The containers don't have to be expensive, you can even use Dollar Tree containers.

All Bedrooms

Reduce, reduce, reduce, or remove items on all "flat surfaces" -- night stans, floor, dresser.

The master closet is the most important closet in the house. Reduce items in the closet, so it's only about 1/2 full, and then organize the remaining items. If possible, remove anything on the top shelf of closets and from the floor. Use matching hangers if possible.

Note: it's very important not to have any clothing stored in closets in rooms that look like they're not being used as bedrooms (such as empty bedrooms, a home office, an obvious guest bedroom, etc.) Otherwise, it looks like you don't have enough closet space in the inhabited bedrooms.

All Bathrooms
    • Remove everything from the bathroom counter except an accessory, like a small plant or rolled hand towel (We will bring these items).
    • Remove towels and bathmats. We;ll bring new fluffy towels and bathmats.
    • Remove garbage can, rugs, plunger, toilet cleaning brush, scale, etc.
    • Keep the toilet seat down for photos/ showings.
    • Remove everything from the shower for photos/ showings.
